Commerical Cold Room Rental
A cold room gives your kitchen serious cold storage capacity, a walk-in fridge or freezer built to hold stock in bulk at a stable, reliable temperature. Rental+ hires modular cold rooms, both chiller rooms and freezer rooms, on inclusive equipment-as-a-service plans with maintenance included, so you get dependable walk-in refrigeration with no upfront capex and full service cover from day one. As part of our wider commercial refrigeration rental offering, we also supply commercial fridges, freezers, display refrigeration and ice machines. You can also pair your cold room with our commercial kitchen equipment to create a fully equipped professional kitchen.
What is a cold room?
A cold room is a walk-in refrigerated space that stores food and ingredients in bulk, far beyond what upright fridges and freezers can hold. It runs at chilled temperatures for a walk-in fridge, or at frozen temperatures for a commercial walk-in freezer. Most modern cold rooms are modular, built from insulated panels that lock together on site to form a sealed, temperature-controlled room.
Walk-in versus modular
The two terms describe the same idea from different angles. “Walk-in” describes how you use it, a room you physically enter to pick stock from shelving. “Modular” describes how it is built, from prefabricated insulated panels that can be configured to the size and shape you need, then extended or reconfigured later. A traditional fixed cold room is constructed in place and hard to change; a modular cold room is flexible, quicker to install and far better suited to renting, because it can be sized to your space and adapted as your needs grow. For most operators, modular is the practical choice.
Why rent a cold room?
A cold room protects a large amount of stock, so reliability is everything, and that is exactly what an inclusive rental delivers. Maintenance is included on every plan: servicing, parts, call-outs and Planned Preventive Maintenance (PPM) at no extra cost, from our nationwide network of engineers. Refrigeration is a system you cannot afford to lose, so our fix-or-replace guarantee matters most here. If it cannot be fixed, it is replaced, protecting your stock and your food safety.
There is no upfront capex, which is significant for an asset this size. Instead of a major capital purchase, you spread the cost over a multi-year plan, typically three to seven years, paid by weekly direct debit. Choose new or reconditioned “Used Approved” equipment, fully quality-checked and maintained to the same standard, and lean on our 46 years of experience to get the specification right first time. Sizing and installation
Getting the size right starts with your stock, not just your floor space. Think about how much you hold at peak, how often you take deliveries, and whether you need to walk in with trolleys, racking and shelving to move stock efficiently. A cold room that is too small forces overstocking and blocks the airflow the refrigeration relies on; one that is too large costs more to run than it needs to. It also pays to plan the layout inside, so fast-moving stock is easy to reach and stock rotation stays simple.
Because our cold rooms are modular, they can be configured to fit the footprint you have, whether that is a corner of the kitchen, a back-of-house store or an outdoor location, and reconfigured or extended if your needs change. Installation is part of the service: modular insulated panels are assembled on site, the refrigeration is fitted and commissioned, and the room is brought down to temperature and checked before you load it. Our engineers handle delivery and installation nationwide, so the room is running correctly from the start, then keep it maintained for the life of the plan. FAQs
Frequenty Asked Questions
What size cold room do I need?
Rental+ cold rooms are available in sizes from 8ft by 8ft up to 8ft by 40ft. Suitable for both indoor and outdoor installation, they can be configured as either chiller or freezer cold rooms, depending on your storage requirements and available space.
Why choose a modular walk-in cold room?
Modular walk-in cold rooms offer a flexible refrigerated storage solution that can be installed quickly with minimal disruption. They can be expanded, reconfigured or relocated if your requirements change, making them ideal for long-term rental and permanent use.
Can I switch my cold room between chiller and freezer temperatures?
No. Each cold room is configured as either a chiller or a freezer before installation and cannot switch between both temperature ranges during normal operation. If your business requirements change, our service team can discuss reconfiguring the unit to suit your new application.
Is there a deposit or any upfront costs when renting a cold room?
Yes. Rental+ requires a 12-week refundable security deposit at the start of your agreement. The deposit is fully refundable at the end of the contract. Renting avoids the significant upfront cost of purchasing a cold room outright.
Do I own the cold room at the end of the rental?
No. Your cold room remains the property of Rental+ throughout the agreement. Before your rental ends, our retentions manager will contact you to discuss extending the agreement or arranging collection.
What is the minimum rental term for a cold room?
Rental+ cold room agreements are available from 3 to 7 years, giving you the flexibility to choose a contract that suits your business and operational requirements.
What's included with a cold room rental?
Every Rental+ cold room includes a comprehensive service agreement, covering engineer callouts, routine servicing, replacement parts and Planned Preventative Maintenance (PPM) at no additional cost.
How quickly can you deliver a cold room?
Cold room delivery typically takes a minimum of 2 weeks, subject to stock availability and installation scheduling.
Do you provide cold room installation?
Installation of a cold room isn’t included as standard, but it can be arranged for an additional charge if required. Installation times depend on the size and specification of the cold room, but most modular systems can be assembled and commissioned within a few days once delivered.
What happens if the cold room breaks down?
If your cold room develops a fault, our service team responds within an 8-hour SLA to arrange for an engineer to attend in line with your service agreement, helping to minimise disruption to your business.
